Hidden Oaks Ranch is 77+/- acres of gently rolling oak/mesquite country with a large stock tank, monster oaks, wildlife, and southeastern views located on Texas State Hwy 29 several miles east of Mason, TX. The land features an elegant roll with two primary drainages running north to south, along with two prominent, gentle ridges that offer long-distance views from multiple homesites. A large, deep stock pond covers up to 1.5+/- acres when full, and the tree cover ranges from thick in the draws to more open range on the ridges. The land is also about 40-percent +/- surrounded by an 8-ft high fence and would be an ideal high-fenced small parcel. The land is gently rolling with topo variation of up to 60+/- feet, consisting of a mixture of live oak, post oak, mesquite and bee brush. Soils are sandy to clay loam, and really grow the grass when moisture is received (like this year). There are no improvements other than good perimeter fencing, electricity on site, water well, stock ponds and granite gravel driveway to an elevated homesite. The area is quite gamey, and whitetail deer, hogs, varmints, songbirds and critters are abound. The potential for high fencing and stocking is high. The site has one water well rated at 5+/- gpm which feeds a small stock tank that holds water, and a pond up to 1.5+/- acres holds water most of the time.
